"According to local real estate agent Natalie Roy, 15 houses sold in the last year, ranging from a 1940s updated brick colonial at 1,404 square feet for $1.13 million to a 2011 bungalow-inspired house with state-of-the-art details and nearly 7,400 square feet of space for $2.875 million.

Four single-family houses are on the market, Roy said. List prices range from $2.75 million to $3.395 million, and all are relatively new builds.

Roy, who lives in a 1923 bungalow in neighboring Lyon Park, said the location offered proximity not only to good restaurants in Ballston, but also to running and biking trails and Arlington’s Museum of Contemporary Art on Wilson Boulevard, which hosts exhibits and public events.

“You can always change a house. You can’t change a location,” she said. “Regardless of where you are in Ashton Heights, you’re close to some amenity, some wonderful feature.”"
